Planning staff explained the amendments would (1) add County EMS Station as a permitted use in the SPDC Village Commercial‑1 district (UDO §9.36), (2) reduce the front yard setback requirement from 75 to 45 feet for the relevant parcel (UDO §9.210.80.0.2), and (3) establish a parking standard for EMS stations in the town’s required parking table (UDO §10.16): one parking space per on‑duty employee and one space per 200 square feet of training or customer service area. Staff noted the proposed parking standard matches the approach used by a neighboring town for comparable facilities and that Oakley Collier Architects considered it adequate for the county’s proposed design.
The planning board previously reviewed the proposals and voted unanimously to recommend approval. The board passed a motion to adopt the text amendments and the required consistency statement under legislative standards by voice vote.
