Planning commission approves large pylon sign for Maverick station near Highway 99

The Planning Commission approved a comprehensive sign plan for a Maverick fuel and convenience site on July 16 that includes deviations from municipal sign standards for two large pylon signs — one 75 feet tall with roughly 1,057 square feet of sign area facing Highway 99 — and other directional and canopy signage.
Tony Hawkes, principal planner with the Development Services Department, said the comp sign plan (CSPN 250012) is associated with a previously approved site plan for a 5,951‑square‑foot convenience store with fueling for passenger vehicles and semi trucks and that staff found the proposed signage consistent with general plan goals and surrounding commercial development. "Based on the findings contained within the staff report, staff recommends that the planning commission adopt the resolution and approve the sign plan subject to conditions of approval," Hawkes said.
Kevin Dice, Maverick site development manager, spoke in favor and offered to answer questions. No speakers opposed the sign plan.
Commissioners asked technical questions about the sign area and whether the earlier site plan remained active; staff confirmed the sign area and that the site plan was kept active by permit activity. A motion to approve carried with Vice Chair Martin and Commissioner Strickland absent.
Next steps: Conditions of approval and standard permit processing will be completed to allow the applicant to proceed with sign permits and construction under the approved comp sign plan.
