Commission approves general plat to split 7227 North Peabody Road into two lots

Eric, a county staff member, described the general plat application for property at 7227 North Peabody Road, located roughly a half mile south of Britton Road, and said the site will be split into two lots (one near 8 acres, the other about 2 acres). "So, this application, what they're asking for is just a general plat," Eric said, explaining that a final plat will be required at a later meeting because a plat is needed when creating a lot smaller than five acres.
Michael Smith, who said he is "sitting on that land" and gave the property address as 7227 North Peabody Road, told the board the split is to parcel land so family members can live with in‑laws and to provide an address for building on the 2‑acre parcel. He said the driveway and easement arrangements exist and will be reflected in the legal description on the plat.
A commissioner questioned whether Wilshire goes through at the mapped location and staff confirmed map placement and easement location. Staff said the easement down to the 2‑acre parcel will be on the plat and said they will email the plat and legal description to commissioners. A motion to approve the general plat was moved, seconded and carried by roll call, with commissioners voting "Yes." The applicant will return with a final plat for recording and permitting.
