The Gluckstadt Board of Aldermen on June 9 approved a suite of planning and zoning actions: a rezoning to I-2 and related variances and site plan for the proposed Titan RV Storage; a conditional-use permit and site plan for 927 Motorsports; exterior renovation approvals for 104 Hazleton Cove; site-plan approval for redevelopment at 128 Weisenberger Road (Alderman Chip Williams recused from that vote); a parking variance for a proposed Wingstop tenant at Calhoun Park; and conditional-use, variance and site-plan approvals for The Maverick at Titan Lane.
Planning & Zoning Director Caine Dearman told the board that Titan RV Storage is largely sited in a floodplain and that the rezoning to I-2 and the requested setback variance would make the project feasible while meeting drainage and screening requirements. The board approved the rezoning, variance, and site plan in separate motions.
The 927 Motorsports proposal, described as a 15,000-square-foot vehicle sales and customization facility that will include used-vehicle sales, required and received a conditional-use permit; the board also approved the project's site plan after revisions recommended by the Architectural Review Committee and the Planning & Zoning Commission.
For 128 Weisenberger Road, the board approved site-plan and exterior renovation work after ARC revisions; Alderman Chip Williams recused himself from discussion and voting due to a stated potential conflict of interest related to his employment in the food and beverage industry, and the motion carried 4-0.
Board members approved a parking variance for Wingstop based on tenant testimony that most business would be takeout and on P&Z's parking-utilization observations. The Maverick at Titan Lane received conditional-use and variance approvals to allow enclosed storage within the C-2 district along with architectural alternatives to meet the ordinance's intent.
All motions on these planning and zoning items passed by recorded voice votes as reflected in the minutes. Staff was directed to process related permits and to prepare any necessary ordinance text amendments for future public hearing where the board requested clarification (for example, deer processing classification discussed separately).
