The Joliet Zoning Board of Appeals voted July 16 to forward a special-use permit request from TFR Fleet Parts & Services LLC for a truck repair facility at 608 Railroad Street to city council with recommended conditions.
Staff described the site as a one-story warehouse of about 3,116 square feet on a combined set of parcels totaling roughly 0.94 acres, and said the prior special-use permit from 2017 had lapsed. Proposed hours were approximately 9 a.m.–5 p.m., staffing about three employees, and the site would provide five off-street parking spaces; all repair work would take place indoors. Staff recommended conditions including a business license prior to operation, reestablishment of a paved parking area with five spaces, and a 180-day lapse provision if no permit/CO is obtained.
Kutai Kukdakin, who identified himself as the operation manager for the new tenant, said the company intends to use the site for repairs and that vehicles generally would leave after service; he stated the broader fleet includes about 50 owner-operators and roughly 65 trucks overall but said vehicles would not be parked overnight at the site. Board members questioned where the fleet would be parked; Kukdakin responded the trucks would be "on the road."
A motion to recommend approval passed unanimously by roll call. The board will forward the recommendation to city council and the staff planner will notify the applicant of scheduling.
