For 63 Scenic Oaks Drive, planning consultant Jill Bame (Giffels Webster) described the pie‑shaped lot and the proposed fence location; the applicant proposed 12‑foot cedars for screening and HRC engineer Leah Michaels said the project’s leaching basin and stormwater measures were adequate. Commissioner [Committee member] moved to approve the fence as submitted and the commission voted by voice to carry the motion.
At 1290 Orchard Ridge Road, staff presented a plan that includes a pool, pool house and three leaching basins to manage additional runoff. Neighbors and staff said proposed landscaping would preserve trees and screen equipment; a motion to approve passed by voice vote. The commission recorded a letter of support from a nearby neighbor.
In both approvals, engineering staff emphasized that applicants must still satisfy building‑permit requirements and that any mechanical equipment must comply with the city’s noise ordinance and screening rules. Applicants will coordinate final permit paperwork with staff before construction.
