The Cobb County Board of Zoning Appeals voted to hold two variance requests for 30 days after hearing opposition and staff concerns about possible commercial activity, impervious surface limits and an on‑site sewer easement.
In V87 neighbors (Brenda Barahona and Justin Parks) said the accessory buildings were being used for work related to a roofing business and that heavy equipment and staging made the site appear commercial. The applicant acknowledged storing some roofing supplies and equipment on the lot but said much of the work is run from an off‑site shop; the board asked the applicant to remove business materials and commercial equipment from the property or provide documentation that the vehicles meet allowable weight/use limits for property maintenance. The board also asked the applicant to return with photographs showing the work area cleared and to provide proof of outreach to nearby residences; the board held V87 30 days for compliance and documentation.
In V97, Yolanda and Liz Carrillo asked to cover an existing backyard deck. Neighbor David Duran said the property appeared to be operating as an Airbnb, cited large stamped‑concrete pads and possible stream‑buffer encroachment, and raised concerns about lack of permits. County staff (Cobb Water and Stormwater) confirmed a sewer easement along the western edge of the lot and said measured impervious area was near allowable limits; staff recommended the applicant work with development and erosion/sediment control staff. The board held V97 for 30 days to allow the applicant time to address easement and impervious‑area issues and to supply required documentation.
Both holds were unanimous and directed county staff to work with the applicants on corrective measures and permitting.
