Littleton ZBA grants special permits for Lake Warren Drive porch and bedroom additions

The Littleton Zoning Board of Appeals on July 16 granted special permits for modifications at 26‑98327 Lake Warren Drive, approving a covered front entry/porch and a bedroom addition that will accommodate a new first‑floor bathroom.

Gabriel May, the petitioner, told the board the front stairs currently sit about 27 feet from the road and the proposed porch would bring the front projection to roughly 25 feet; the rear bedroom addition would move an existing wall to about a 14‑foot setback. "We would like to add a second, full bathroom to our first floor," May said, describing a rearrangement that moves the bedroom further into the house and opens the existing entry. May said neighborhood outreach produced one approving neighbor and no formal objections.

Board members asked clarifying questions about exact dimensions, whether stairs would change and how the new roof overhang affects measurement. One committee member described the plan as "a very sensible plan" that fits the street and noted the backyard remains roughly 20 feet from the rear property line. After discussion a board member moved to grant the case as substantially presented and the board voted in favor.

The chair explained these approvals are special permits; the building inspector can issue a building permit immediately but May would be taking the permit subject to a 20‑day appeal period. The board closed the hearing and thanked the petitioners for a prepared submission.

The next ZBA hearing is scheduled for August 20; the board noted standard appeal timelines apply to the granted special permits.
