Planning Commission backs Woodland Ridge rezoning and preliminary plat

The Spring Hill Planning Commission voted unanimously on Jan. 15, 2026 to recommend approval of rezoning Z-25-4 and preliminary plat PP-25-7 for the Woodland Ridge subdivision, forwarding the matter to the city’s governing body with conditions noted in the staff report.

City Planner Ian Trefren presented the staff report. Resident Tom Vankeirsbilck of 20900 S. Woodland Rd. addressed the commission in support of the proposal during the public-comment period. Commissioners discussed concerns raised by residents about R-2 zoning historically and the expected appearance of homes in the planned RP-1 district. Commissioner Kendra Crevier observed that Woodland Ridge residents have been outspoken about R-2 zoning; Commissioner Stephen Sly said the planned zoning and homes with basements would fit the area; Chairman Rodolfo Arevalo said the homes would appeal to a variety of buyers. Commissioner Cindy Squire cautioned that house designs with recessed front doors could conflict with recommendations in the comprehensive plan.

Commissioner Stephen Sly moved and Commissioner Cindy Squire seconded the recommendation to approve the rezoning and preliminary plat with the conditions included in the staff report; the voice vote was 5-0. The recommendation will proceed to the Spring Hill governing body for final action.
