The Bay City Planning Commission voted to table an application to authorize permanent retail sales of storage sheds on Wilder Road, asking the applicant to return with a formal site plan showing an office and paved parking configuration.
Staff explained the site’s unusual history and a recorded access agreement tied to the adjacent commercial parcel. Monica Tenhams, owner of the shed business, described daily operations and said many sales are handled online; she said the display units are moved on grass using a small machine commonly called a "mule." Christopher Goodyear, who assists with deliveries, told the commission the mule is “grass friendly” but can damage pavement.
Commissioners focused on whether the lot should be paved for customer parking and snow removal, where an office should be located, and how deliveries would access the site under a permanent approval. One commissioner recommended that the corner lot be developed as the permanent office/parking area while the grass display area be retained to avoid the cost of paving under each shed.
After questioning the applicant and staff, the commission voted to table the application until the next meeting to allow the applicant to prepare a site plan showing the office location, paved horseshoe/parking and any required signage and parking stalls. The applicant was told staff would advise on the required materials for the next submission.
