Officer John Parks told the board the property is zoned R-4 (multifamily) and staff discovered an online listing advertising three-day rentals; staff placed a screenshot in the case file and mailed a certified notice that was returned unclaimed. "This property is not authorized," the code enforcement officer stated, and staff recommended giving the owner until July 28, 2025 to achieve compliance and, if not corrected, imposing a fine of $150 per day not to exceed $15,000.
Board members voted to accept the recommendation. The board ordered respondents to contact the code inspector to verify compliance, reiterated that respondents may appeal within 30 days under Florida Statute 162.11, and cautioned that repeat violations within five years could carry fines up to $500 per day.
Staff noted there were no members of the public present for comment on this matter. The board then adjourned the meeting.
