Commission approves northeast plan amendment to allow medium-intensity commercial (C2)

The San Antonio Planning Commission voted Feb. 25 to approve an amendment to the northeast component of the city's comprehensive master plan to change the property's future classification from RC to C2 (medium-intensity commercial).
Presenter Elário Gómez described the amendment and noted the department mailed notices with one recorded in favor and one opposed. A representative identifying himself as Niapio of the firm Brown and McDonald's said the applicant seeks the RC-to-C2 change along Gilbert Road and Tassel Road to allow neighborhood-serving businesses such as small shops, a bakery and professional offices.
Several commissioners asked about allowed uses under C2, whether conditional uses would be required for certain activities, and buffering next to residential areas and an adjacent preschool (Kids Garden). Staff said the Unified Development Code (UDC) and subdivision review would govern specific uses, buffering and access during later stages.
Two voicemail callers were read into the record opposing the change and citing traffic and proximity to a daycare. Commissioners generally described the change as logical for the corridor and moved to approve.
Commissioner Profit moved to approve the plan amendment; Commissioner Oren seconded. Commissioners voted and the chair announced the motion passed, approving the amendment.
