Edgewood board approves variance for resident’s 240-square-foot shed

The Town of Edgewood Board of Zoning Appeals voted to approve a variance request that will allow resident Eric Lee to build a 240‑square‑foot, 15‑foot‑high shed on Lot 29.
Eric Lee, a resident of Winding Way, told the board he intends the structure to be a custom potting and storage shed designed to match his historic house. "I am Eric Lee, the resident on Winding Way. And I'm requesting a variance, to build a shed just north of my current house," he said during his presentation.
Board members asked for and received details on siting and clearances: Mr. Lee said the shed would sit about 22 feet from the northern property line and about 24 feet from the east property line. The chair explained that an easement runs along the lot edge and that the town needs access to easements for utilities and maintenance, so the board examines clearance relative to both property lines and known easements.
Members also discussed neighbor notification and utilities. The chair urged Mr. Lee to notify the neighbor to the north as a courtesy so new occupants are not surprised by a 15‑foot structure, but clarified that the neighbor's consent is not required for the board to grant a variance. The board advised Mr. Lee to hire locate services (the usual 8‑1‑1 process or a surveyor) before digging so existing private or public buried lines are identified.
Mr. Lee asked about running natural gas to the shed for a future generator. The chair said the town has "no ordinance that requires an individual to come before this committee to put a generator in," and recommended Mr. Lee consult an installer about siting and minimum clearances for generator equipment.
After discussion the board moved and seconded a motion to approve the variance. The board voted in favor and the chair announced approval. "Your variance have been approved," the chair said. The board did not specify additional conditions in the motion; members asked only that Mr. Lee take neighbors' views into account as a courtesy.
The meeting also included a nomination to continue Kurt Farren as chairman for 2026 (members voted in favor subject to Mr. Farren's acceptance) and approval of the March 25 minutes. With no further business, the board adjourned.
