Southampton board memorializes resolutions and approves variances, school storage building and minor site plans

The Southampton Township Land Development Board took several routine land‑use actions at its Nov. 13, 2025 meeting, memorializing resolutions and approving multiple variances and site plans.
Minutes and resolutions: The board approved minutes from the Oct. 2, 2025 meeting and memorialized Resolution 2025.20 (59 Cranberry Run) after Mr. Lange reviewed the document; the motion to memorialize was moved by Mr. Murphy and seconded by Mr. Raftery. The board also memorialized Resolution 2025.21 (202 Fox Chase Drive) on a motion by Mr. Raftery, seconded by Mr. Heston.
School courtesy review: Board Planner Mr. VanBernum presented a courtesy review for a 10‑by‑30‑foot storage building at Southampton Township School, saying the proposal was consistent with the Master Plan and recommending approval. The board voted to approve the proposal (motion by Mr. Heston, second by Mr. Raftery) and then memorialized Resolution 2025.22 related to that approval.
Variances and site plans: The board heard an application from Mr. and Mrs. Lamos for an addition at 623 Avenue C that requested three bulk variances—a front yard setback of 54.74 feet, a side yard setback of 12.67 feet and increased impervious coverage to 33.3 percent. After consultant review (ERI letter dated Oct. 29, 2025) and no public comment, the board approved the application with conditions (motion by Mr. Murphy, second by Mr. Coyle).
At 101 Retreat Road, Mr. and Mrs. Kirkbride sought variances for a proposed 1,576‑sq. ft. garage and increased impervious coverage initially reported at 14.2 percent. The applicants agreed to consolidate lots 9 and 10.01 or record a deed restriction to remove the impervious coverage variance; the board approved the garage request with conditions (motion by Mr. Hagerthey, second by Mr. Kavanagh).
The board also approved a minor site plan for 1743 Route 206 (applicant Francis Tobin). During the public portion Christine Dimaio (1747 Route 206) questioned whether outside alcohol consumption would occur at the site; the board’s approved motion included conditions and any relevant restrictions.
Other business: Board Solicitor Mr. Lange notified the board of the passing of former member Joseph Springer and asked permission to prepare a proclamation for the December meeting; the board agreed. The meeting adjourned by unanimous vote.
