Southampton board approves phased site plan for 2357 Route 206 despite single dissent

The Southampton Township Land Development Board voted Nov. 13 to approve an amended preliminary and final site plan for 2357 Route 206 that will be built in two phases.
Attorney Emily Givens, representing DPIF3 Acquisition Co., LLC, introduced the application and called traffic engineer Nathan Mosley and civil engineer Kyle McKenna as experts. McKenna told the board the applicant seeks to phase construction so Phase 1 delivers access from Route 206 and necessary infrastructure, and Phase 2 completes the exit onto Route 38 and the rear parking area. Mosley summarized coordination to date with the New Jersey Department of Transportation on access and traffic matters.
Board members reviewed an ERI comment letter dated Sept. 23, 2025. The board opened the matter for discussion and then to the public; no public comment was offered. On a motion by Mr. Raftery, seconded by Mr. Hagerthey, the board approved the amended, phased plan with conditions. The vote was eight in favor and one against; Mr. Coyle cast the sole dissent. The board did not state a reason for Mr. Coyle’s vote in the minutes.
The approval allows the applicant to proceed under the staged schedule and requires compliance with conditions noted by the board and in consultant review letters. The board recorded the vote and memorialized the approval; further engineering and permitting steps, including any NJDOT approvals associated with Route 206 and Route 38 access, remain required before construction begins.
