Board approves improvised-pervious variance at 46 Constitution Drive, carries garage variance for 122 Buddtown Road

The Southampton Township Land Development Board on Dec. 4 approved an application to increase impervious coverage at 46 Constitution Drive from 20% to 23.47% after the applicant, Mr. Zebrowski, presented an as-built survey showing the higher coverage. Board Planner Mr. Harris and Board Engineer Ms. Long reviewed ERI's November 25, 2025 letter during the hearing. The motion to approve was made by Mr. Mattio and seconded by Mr. Kavanagh and passed with affirmative votes from Ms. Conover, Mr. Heston, Mr. Kavanagh, Mr. Keebler, Mr. Raftery, Mr. Mattio and Mr. Dehoff.
Later in the meeting the board heard a bulk-variance application for 122 Buddtown Road. Applicant Mr. Alexander, represented by attorney Michael DiCroce of Michael S. DiCroce Law Firm, requested permission to build a 30' by 40' detached garage that requires three bulk variances: number of detached garages permitted, a maximum garage area of 1,700 square feet, and a front yard setback for placement of the garage ahead of the dwelling footprint. Neighbors Sophie Bordynowksi and David Iacono of 118 Buddtown Road spoke in opposition, citing drainage concerns and presented a prior survey as evidence.
Board Engineer Ms. Long said the submitted survey lacked topographic information needed to determine drainage impacts and requested a topographic survey. After discussion the board voted to carry the application to the February 2026 meeting to allow the applicant time to provide the requested topography. The motion to carry was made by Mr. Heston and seconded by Mr. Mattio and carried with the same seven affirmative votes.
During the meeting the board also memorialized routine resolutions (2025.23–2025.26) covering previous bulk-variance and site-plan approvals and approved the minutes from the Nov. 13, 2025 meeting. No public comment was recorded during the public comment period. The board adjourned by unanimous vote.
