Representatives for the master developer and the preferred builder described the proposed community as 2- and 3-story townhomes with resident amenities, tot lots and dog areas. The application included deviations from the master-guideline standards and requested approval of certain wall-height and street-section adjustments; staff recommended approval of the deviations and the tentative map subject to conditions, including public-works and fire review for circulation and emergency access.
Commissioners discussed private alley sections, cross sections and turning radii; staff confirmed the plan includes required emergency-access arrangements and that public-works review would continue. The commission voted to approve the modification and tentative map subject to the conditions read into the record; the item will move to City Council on Aug. 19, 2026.
Commissioners asked developers to continue coordinating with Public Works and Fire on curb sections and turning radii and to confirm final curb types in the package that goes to Council.
