Sterling approves special use for two pickleball courts at high school

The Sterling City Commission on March 2 adopted an ordinance approving special-use application SU-2026-001, allowing the Sterling Recreation Commission (SRC) to construct two pickleball courts on property owned by Sterling USD 376 at E. Washington Avenue and N. 4th Street.
City Manager Ian Hutcheson said the property is in the R-1 Single-Family Residential District and that "recreation areas" for public schools require a special-use permit under Section 4-101(B)(3) of the zoning regulations. The application was heard by the Planning Commission on Feb. 19, which held a public hearing and recommended approval to the City Commission.
Commissioners discussed site selection, utility and drainage concerns and the process required for notice and hearings under Article 11 of the Zoning Regulations. Hutcheson explained notices were published in the Sterling Bulletin on Jan. 29 and mailed to property owners on Jan. 30. After consideration, the commission voted 5-0 to approve the ordinance enabling the special use.
Hutcheson said staff will coordinate construction permits and address stormwater impacts as the project moves into design and building phases. No formal protests meeting the 20% protest threshold were reported at the March 2 meeting.
