The Red Bank Historic Preservation Commission voted to approve a proposed one-car accessory garage at 65 Washington Street during its July 15 meeting.
Applicant representative Sean told the commission the garage would replicate the property's Italianate style with Queen Anne influences, measure about 24 feet deep by 14 feet wide, and keep total building coverage at roughly 28.19 percent, well below the district's 40 percent limit. He said the structure would be built on a conventional masonry foundation, include a wood-faced garage door with a fiberglass backing, and be electrified with carriage-style exterior lighting. Homeowners Scott and Denise Breslow introduced themselves and thanked the commission for considering the design.
Commissioner Marjorie Cavalier moved to approve the application; Paul Cagnell seconded. Commissioners voted to approve the project. Members who voted in favor praised the revised design and noted the application complies with the stated lot-coverage and setback guidance under current local rules. No required variances were recorded at the meeting.
The commission discussed practical details during review, including the accessory-building setback (participants referenced typical New Jersey separation distances and local codes), window placement, and exterior materials. The applicant confirmed intent to match clapboard siding and period-appropriate detailing in line with the commission's design guidelines.
The commission did not set any special conditions beyond adherence to applicable zoning and building codes; staff will record the approval and advise the applicants of any permitting steps required by the borough and, if necessary, by the zoning board.
