Planning Commission recommends Brycliff Commercial Center approvals, approves Franklin Street lot split

City Planner Ian Trefren presented the lot split application LS-26-1 and told commissioners the proposal meets the requirements of the city’s development code; staff recommended approval. Commissioner Chuck Morse moved to approve the lot split and Commissioner Cindy Squire seconded. The motion was carried by unanimous voice vote. The motion’s text specified forwarding the lot split to the Spring Hill Governing Body with any conditions noted in the staff report.
Mr. Trefren then presented the Brycliff Commercial Center applications. He said the preliminary plat (PP-25-10) meets the city’s subdivision regulations and outlined conditions included in the staff report; staff recommended the commission recommend approval. Commissioner Travis Nace moved to recommend approval and Commissioner Rodolfo Arevalo seconded. The motion passed by a unanimous voice vote (Nace, Arevalo, Crevier, Morse, Jones, Squire – Aye).
The commission likewise recommended approval of the Brycliff final plat (FP-25-17) after Mr. Trefren confirmed it met subdivision requirements and summarized staff conditions; Commissioner Cindy Squire moved and Commissioner Chuck Morse seconded. The commission also recommended approval of the Brycliff site plan (SP-25-11), with Mr. Trefren reporting the site plan meets applicable requirements and staff recommending approval subject to conditions; Commissioner Rodolfo Arevalo moved and Commissioner Chuck Morse seconded. Both motions passed unanimously.
All formal votes recorded in the minutes show the same six commissioners voting Aye; no Nay, abstain or recusals were recorded. The lot split motion specifically instructed staff to forward the application to the Spring Hill Governing Body for final action; the Brycliff recommendations were likewise moved forward for additional review and any required council action. The commission adjourned at 8:32 p.m.
