Planning commission approves multiple final site plans, a sign variance and an industrial expansion

The Waukesha Plan Commission handled several final site plans and related appeals, approving each with staff conditions.
Montessori School (2600 Summit Ave.): Staff recommended approval of a 14,000-square-foot west addition that includes a gymnasium, drive-through drop-off and roughly 100 parking spaces, and strongly urged adding a north-side sidewalk connecting the site to University Avenue. Commissioners pressed the project team on materials and sightlines; the commission approved the final site plan subject to all staff comments and required engineering concurrence before permits were issued.
UW Credit Union (1808 Silvernail Rd.): Staff (Charlie) presented a design for a new 5,200-square-foot branch with a drive-through ATM. The applicant requested an interpretation that allowed 24 parking spaces rather than 27; the applicant said short customer visits generate quick turnover and that 24 spaces have worked at other branches. Staff asked for additional evergreen screening or a berm with grasses to block drive-through headlights and recommended that drive-through lighting be dimmable off hours and included in a PUD amendment. The commission approved the plan with staff conditions and the requested parking reduction.
Superior Crane (400 Wilmont Dr.): The commission approved final plans for a new 31,234-square-foot industrial building and recommended a roughly 122-foot-wide driveway apron to accommodate loaded cranes and long semi-trailers. The applicants said combining adjacent lots improves onsite circulation and said the design will match existing site materials. The commission approved the plan subject to engineering and utility conditions.
Sign appeal (Momentum Daycare, 3011 Salesville Rd.): Staff recommended approval of an 8-foot-tall monument sign placed on the property line to help drivers find the entrance; commissioners suggested shifting the sign slightly to avoid plow and vehicle damage. The commission approved the variance with a 0 lot-line approval and a 12-inch setback from the curb.
Consent items: A one-lot certified survey map for Prairie Song Drive was approved on the consent agenda.
All votes on these agenda items were unanimous; approvals were conditional on addressing staff, engineering, fire and water-utility comments where noted.
