Board authorizes RG Architects subconsultant for gatehouse redesign, approves master signage plan

Eric Long, PSGRC general manager, presented RG Architects' fee proposal to redesign two gatehouses (a cosmetic ‘facelift’ rather than demolition). The Board discussed zoning, elevations, and construction considerations and agreed booking $62,500 as an up‑front reimbursable deferred cost would allow design and permitting to begin while financing is arranged; design and permitting are expected to take 12–18 months.
District Engineer Charlie Krebs said Bowman could subcontract RG and that his firm’s typical subconsultant markup is 15% unless the existing agreement specifies a lower markup. District Counsel Tony Pires recommended authorizing Bowman to retain RG under standard Bowman terms and authorizing the Chair to execute documents after review by counsel and the manager. On motion by Kurt Blumenthal and seconded by Terry Mountford the Board authorized the action "with all in favor." The Board designated Eric Long to lead the project and Mr. Blumenthal to serve as the Board liaison for communications and monthly updates.
Separately, Long presented a Bowman Consulting Group proposal for the Pelican Sound Master Signage Program to replace monuments across the CDD. The Board approved the Bowman signage proposal; neighborhood monument replacements, design and permitting costs are budgeted under Pelican Sound replacement reserves.
Mr. Long emphasized the need to refresh aging assets so the community remains a premier development and said RG provides strong 3D renderings and visual aids for design review.
