Brixmor, Langan propose Best Buy and Sprouts at Dalewood center; planning board seeks clarifications on parking and pedestrian access

Brixmor and its consultants presented a parking and circulation redesign for Dalewood shopping center on Sept. 3 that would convert the former Christmas Tree Shops space into two tenants — Best Buy and Sprouts — and reconfigure the adjacent parking field.
"The two new tenants ... are Best Buy and Sprouts," said Chuck Achig of Langan, describing a plan to rework roughly 40,000 square feet of space and improve parking layout and landscaping islands across the Dalewood 2 and 3 parcels.
John Canning, the town’s traffic reviewer, summarized months of review and said the applicant corrected several inconsistencies in the parking and circulation analysis. "We feel comfortable that it is in a place for your board to discuss and consider," he told members, while noting that peak-day demand on the busiest days could push front‑of-store spaces toward capacity and management practices (staff parking in back) should be used to reduce pressure near store fronts.
Board members focused the discussion on practical details: placement and number of cart corrals, clearly marked grocery pickup spaces, location of ADA-accessible pedestrian connections from Central Avenue and nearby bus stops, and verification that proposed regrading or curb work will not impact an identified piped watercourse. Consultants said cart-containment zones and pickup spaces are on the plan and would be called out on the next submittal; they also committed to dark‑sky compliant lighting and sign plans.
The planning board did not vote on a recommendation or take a final action; staff said the project will likely return with revised plans and additional detail for the Sept. 29 meeting, at which the board may consider a recommendation to the town board.
