Macedonia planning commission approves tenant signage with conditions on size, finish and awnings

The Macedonia Planning Commission on a voice vote approved updated wall signage and awnings for a tenant space in the Massivian Commons after staff confirmed the applicant revised the drawings to meet dimensional rules.

Staff member presented a July 11 report noting the application initially lacked a unit number needed to calculate allowable sign area and flagged potential noncompliance with the commons’ sign criteria. "The maximum height of a sign, for the miscellaneous stores is 36 inches," the staff member said, and noted the original submittal showed the sign slightly over that limit.

The applicant added Unit 30 to the drawings and supplied a revised total sign area of 50.625 square feet. Staff said that frontage would permit roughly 100 square feet and that the revised 50.625 sq ft would bring the proposal under the allowed area. The commission also discussed whether trim caps and side returns must be dark bronze and whether awnings may be canvas; staff said the side returns must be bronze under the standards and that the commission would need to decide about awning material.

The Chair moved to approve "the updated signage submittal provided to the commission tonight," specifying the sign area at 50.625 square feet, a total height of 36 inches, and 15 inches from the bottom fascia; the motion also required side returns to be dark bronze, required awnings to be metal (not canvas) and allowed use of the submitted "logo red" for awnings and sign faces. The motion passed by voice vote; the transcript records ayes but does not include a roll-call tally or a clearly identified seconder.

What it means: The tenant may install the approved sign and metal awnings as conditioned; the applicant must provide an updated packet showing the unit number and the dark-bronze finish on side returns before final sign permits are issued.

The commission moved on to the next agenda item after recording the approval.
