The Spring Hill planning commission on Thursday recommended approval of a residential lot split and unanimously approved preliminary and final plats and the site plan for the Briarcliff Commercial Center.
City planner Ian Treffrin presented the lot split (LS‑26‑1304) for 304–306 North Franklin Street, saying the proposal meets the city’s subdivision standards and is supported by staff. The commission recommended approval to the governing body (motion carried 6‑0).
The commission also reviewed PP‑25‑10, a 5.5‑acre commercial subdivision on Webster Street. Staff described two commercial lots, private internal drives, and a right‑of‑way dedication to accommodate a future extension of 219th Street. Staff recommended approval of the preliminary plat; the commission asked several technical questions about road alignment and stormwater treatment, and the applicant’s engineer, Todd Allen Brand of Renaissance Infrastructure Consulting, said existing ponding would be reshaped for detention and that some basins could be built underground if needed.
"We're reshaping it and cleaning it up so we can use it for detention," Brand said.
Commissioners then approved the preliminary plat and later approved the final plat (motion passed 6‑0 for each).
The site plan (SP‑25‑11) proposes a 14,800‑square‑foot office building with an exterior laydown/storage area that will be gravel‑surfaced and fenced. Staff said the design meets development standards and includes screening and landscaping to buffer the gravel yard from nearby homes. Stormwater controls and a filter strip between the gravel yard and the detention basin were described as part of the design and will be finalized with the site plan review.
Commissioners praised the building elevation and facade materials and voted to approve the site plan (motion carried 6‑0).
