During the meeting's "other business" section, staff provided several status reports and notices for board awareness.
Staff reported that annual filings on outstanding debt obligations (including Baylor-related debts) had been prepared and submitted to the Tennessee Comptroller as required. No vote was required on the debt-reporting items.
Counsel and CHA staff then notified the board of a notice of claim against a performance bond on the West Side phases 1a and 1b project involving a subcontractor/contractor dispute. Counsel said negotiations among contractor parties and the development partner are ongoing and staff expect the issue to be resolved; counsel will update the board when more is known.
Staff also reported a recently filed personal-injury lawsuit, Paige Terrell v. ALCO Management, arising from an incident at Bayberry Apartments; ALCO Management will handle the claim and the board's interest is related to the property being held in a pilot during the relevant period.
Finally, staff described a notice of violation at Patton Towers, noting tenant complaints about an air-conditioning outage and hallway trash; staff said the air issue was being addressed and asked operations staff to follow up on trash and tenant communication.
Board members asked for updates and staff said they would bring further information to the next meeting as developments occur.
