High Point board refers three property violations to fining committee, ratifies background checks and approves permits

The High Point Community Property Owners, Inc. Board of Directors met July 29, 2025, and referred three property violations to the association's fining committee, ratified a slate of previously approved background applications and approved multiple homeowner permits, the board said.

The board moved to refer violations at 7574 Fairlane Ave., 8095 Stockholm St. and 9355 High Point Blvd. to the fining committee with a proposed fine of $2,500. The motion was made by Steve Heffron and seconded by Lynda Anderson; the minutes state "All in favor'passed: Yes."

The meeting also ratified a long list of background applications that had been approved prior to the meeting. Jean Albano moved to ratify the previously approved background applications; Lynda Anderson seconded the motion and the board recorded the action as approved.

Board members approved several homeowner permits for property work, including driveway/concrete coating, window replacement, generator installation, fence work and paver installation. Addresses and permit types were listed on the agenda and the board approved the permits during the meeting.

Greg Myers presented the treasurer's report covering June 1'June 30, 2025, summarizing cash and savings, money market and investment account balances and fixed assets. Copies of the financial report were made available to homeowners; a motion to approve the financial report was seconded and recorded as passed.

In committee reports, Bill Rutledge said weekly alarm tests will occur Fridays at noon and that explanatory information on different alert types will be distributed. Rutledge also thanked volunteers for the July 4th event and asked for volunteer sign-ups for upcoming Halloween, Thanksgiving and Christmas events. He reported he was coordinating with Hernando County Code Enforcement on violations the county can enforce.

Rutledge provided an update on Tillman Fiber's work, saying the installation work is being done and "work may be done in approximately 4 weeks," and that Tillman Fiber contact information is available at the office. The board also noted the Hernando County special election schedule: the community center will be closed Monday, Sept. 29, for special voting on Tuesday, Sept. 30 (voting 7 a.m. to 7 p.m.). The board reminded residents there is no August meeting and that the September BOD meeting is scheduled for Sept. 23, 2025.

Operations updates included a new coffee maker installed in the community center, roof-repair estimates being sought, an insurance claim submitted for a driver-damaged flagpole (cost listed at $233.96), groundskeeping work in progress, monthly alarm testing at the information booth and new pool chairs arriving soon. Ocean Fencing replaced the electronic gate motherboard at the storage compound/dog park under warranty and the gate is reported to be functioning.

The meeting concluded with a motion to adjourn at 9:19 a.m.; the motion was made by Jean Albano, seconded by Steve Heffron, and recorded as passed.
