The Town of Brunswick Zoning Board of Appeals on July 20 granted an area variance allowing a preexisting accessory structure to remain in front of a newly built house at 1253 Spring Avenue.
Property owner Elizabeth Epstein spoke to the board and said the shed holds lawn and farm equipment; the owner explained the shed was originally on the parcel and the house was later built behind it. “We built the house behind the shed. So now the shed is in front of the house,” Epstein said.
Board members noted the application is a residential Type II action under SEQRA and concluded the requested relief — to allow the accessory structure closer to the street than the principal building — was not substantial. The board moved and voted to grant the variance and advised the owner to continue work with the building department if the structure is to remain or be removed in the future.
No county-level adverse impacts were reported in the materials provided to the board.
