HUNTSVILLE, Ala. — The Huntsville City Council on Thursday approved a rezoning request to change about 47.19 acres on the south side of Swancott Road from Residence 1B to Residence 2, clearing the way for a denser single-family residential development.
Thomas Nunez, the city’s manager of planning and zoning services, explained the application and review process. He told the council that rezoning from Residence 1B to Residence 2 allows a denser mix of housing and reduces side-yard setback requirements by roughly four feet; for example, Residence 1B requires 10-foot side yards, while Residence 2 would allow approximately 6-foot side yards in the targeted sections. Nunez also said the process includes planning-staff review, deeper discussions with development teams, notice to property owners within 500 feet and a planning commission review prior to council consideration; he said the process typically takes about nine months from application to council action.
Resident Joy Johnson spoke during the public hearing asking which district is denser and why the change is proposed; Nunez answered the council’s question that denser zoning can support more affordable housing options and that the overall project will include a mix of housing styles across approximately 350+ acres in the broader development corridor.
The council approved the ordinance after the public hearing closed.
