Planning Commission backs replat of Delano West Metro Business Park to create three buildable lots

Chairperson Jeff Demeules said the Planning Commission opened a public hearing and heard a presentation on the Delano West Metro Business Park Fourth Addition on May 11, 2026. City Planner Kim Lindquist presented the combined preliminary and final plat for approximately 36.6 acres, explaining the proposal would replat Outlot C into three buildable lots and include outlots for drainage, ponding and wetland preservation as well as right‑of‑way dedication for McKinley Parkway and a cul‑de‑sac for Commerce Court.
Lindquist said the final plat is in substantial compliance with the preliminary plat and noted that because the City is both applicant and property owner, staff was not recommending conditions related to park dedication, development agreements, or utility agreements at this time; those items will be addressed when individual lots are developed. The commission opened the public hearing, called for comment three times, heard none and closed the hearing.
After discussion the commission moved to recommend approval of the preliminary and final plat. The motion carried; the minutes state "motion carried" but do not record a roll‑call tally for that recommendation. The commission’s recommendation will follow the City’s normal review process for plats and any development agreements will be considered when lot‑specific proposals are submitted.
Next steps: the recommendation will be forwarded to the City for any required subsequent approvals and for handling of development agreements and utility commitments when individual lots are proposed for development.
