Commission approves new gable roof at 114 West Liberty Street to replace flat roof

The Historic Landmarks Commission on Feb. 9 approved a Certificate of Appropriateness allowing a flat-to-gable roof replacement and removal of rooftop HVAC equipment at 114 West Liberty Street.
Staff described the building as a noncontributing 1970s commercial structure in the downtown historic district and recommended approval of the proposed 7:12 pitch standing-seam or asphalt-shingle roof. "If you wanted to, you could make a condition of approval that they go with a specific material for the roof," staff said, while also noting the structure is not contributing to the district’s historic fabric.
The applicant, identified in the record as Natalie, told the commission the roof leaks and said replacing it and removing the large rooftop unit would be an improvement. "The roof is leaking," Natalie said.
Commissioners called the change a substantial visual upgrade for that block of downtown and voted to approve the staff-recommended COA. The applicant was directed to coordinate material choice and permit details with staff prior to construction.
