Krissy Custer joined the Nov. 3 meeting by phone to request a land use permit for repairs at 109 State Highway 35, including adding a half bath in Suite B and a full bath in the lower level to prepare the shell building for commercial subletting.
The board approved the land use permit for the bathroom repairs and then considered Custer’s separate requests to extend water and sewer service to Lots 2 and 3. Custer said Lot 2 would receive water and sewer to support bathroom facilities for possible future commercial tenants (storage, body shop, similar uses). The board asked about contamination risks if automotive services used drains near the wastewater plant; Public Works representative Leitzinger said automotive chemicals would need mitigation and that the matter should be addressed if such a business moved in.
McLimans and the board expressed strong opposition to placing a tiny house on Lot 3 and noted the parcel is commercial by Grant County zoning; members cited liability and proximity to the wastewater treatment plant as reasons they would not approve residential use. Custer agreed to proceed with water and sewer for commercial purposes only, and the motion to grant service to parcels 2 and 3 for future commercial use passed unanimously.
The board clarified that a licensed plumber must perform the installations and that the village will bill Custer for the work.
