Planning staff: Cross Creek townhomes near final approval; multiple projects moving forward

Planning Department staff reported several development projects moving toward construction and follow-up.

Staff said the Cross Creek subdivision’s 71 townhomes are "much closer to its final approval," and that the North Carolina Department of Transportation will issue final roadway permits once a bond is placed; construction is planned to start in March 2025. When asked whether the townhomes would be for rent or sale, planning staff said the property owner’s intent is to sell the homes.

Staff also reported the former Carolina Inn (referred to as the Dogwood Inn) has been cleared of nuisance landscaping and stripped of old items; the owner is in contact with developers but must submit engineered plans and secure a licensed general contractor before work can proceed. The Toyota dealership at 1836 Premier Boulevard has temporary power and is completing overhead inspections, and Stateside Landing Apartments on East Littleton Road continues to advance with recent footing, underslab and temporary power pole inspections. Site work at an Express Oil location on Premier Boulevard was described as beginning imminently.

Council members asked staff to follow up on the McCroy's Building; planning staff said they would check the status and report back. Council also credited planning staff Kristen for persistence in shepherding the Cross Creek project through a multi-year review process.

Next steps: Staff will monitor permit completion, confirm the NCDOT bond placement, and update council as projects advance toward construction.
