Heritage Pines CDD adopts FY2026 O&M budget; assessment to drop $2.88 per unit

The Board of Supervisors of the Heritage Pines Community Development District adopted Resolution 2025-03 on April 15, 2025, approving the proposed operation and maintenance budget for fiscal year 2025/2026 and scheduling a public hearing on the budget for July 15, 2025, at 2:00 p.m. at the Heritage Pines Country Club Meeting Room.
District Manager Chuck Adams said the proposed FY2026 budget is similar to the current year but that the net effect is “a reduction of approximately $4,000 in appropriations compared to Fiscal Year 2025. The Operation & Maintenance (O&M) assessment is projected to decrease by $2.88 per unit, year-over-year.”
On a motion by Vice Chair Arthur Rhodes, seconded by Assistant Secretary Carol Vaughan, the board adopted Resolution 2025-03 “with all in favor.” All supervisors were present for the vote. The board set the statutorily required public hearing on July 15, 2025 at 2:00 p.m. to consider adoption of the budget.
The resolution also addressed required transmittal, posting and publication steps under Florida law. The reduction in the O&M assessment will appear in the mailed budget notices and at the July public hearing, where residents may comment before final adoption.
