River Ridge board authorizes RG Architects and Bowman for gatehouse redesign and community signage

The River Ridge CDD voted to move forward on a gatehouse redesign and a communitywide monument and signage replacement during its Oct. 22 meeting.
Eric Long presented RG Architects, P.A.’s fee proposal to redesign two gatehouses and described a broader effort to refresh monuments at the River Club, Racquet Center and Golf Club complexes. The board discussed project scope, zoning and elevations and the need for a new elevation certificate; design and permitting were estimated to take 12 to 18 months.
Board members discussed financing the $62,500 design fee as an up‑front deferred, reimbursable cost to be invoiced when district construction financing is issued. The board authorized Bowman to retain RG Architects as a subconsultant under Bowman’s standard terms and authorized the Chair to execute documents after review by District Counsel and the District Manager. Eric Long will lead the gatehouse work and Kurt Blumenthal will serve as board liaison and receive monthly updates.
Separately, the board approved Bowman Consulting Group’s proposal for landscape architecture services to replace community monuments and signage, with neighborhood monument replacements to be paid from Pelican Sound replacement reserves. Charlie Krebs noted some monuments will be relocated and that monument naming signage (Southern Hills Drive vs. Southern Hills Court) will be corrected in follow-up with the vendor.
The approvals advance design work but do not authorize construction financing or construction contracts; those items will require further board action once project costs and financing are finalized.
