Developer Tyler Oliver told the commission the project could include convenience and quick‑service restaurants, hotels and retail that would catalyze further development along K‑10. Nearby resident Richard Sisco said he did not object to the rezoning but urged the city to plan for drainage, heavy truck traffic and intersection improvements because more impervious surface could increase runoff onto Lexington.
Commissioners asked for and received assurances that traffic and stormwater impacts would be addressed during site plan review, and that required buffers and setbacks would protect nearby residential areas. After discussion, Commissioner (speaker 9) moved and a seconded motion carried to recommend approval to the city council.
Next steps: the planning commission’s recommendation will be forwarded to city council for final action; staff indicated that traffic studies and site plan reviews would follow if council approves the rezoning.
