Commission approves site-plan review for accessory dwelling unit at 106 Maple Street

The applicants were named on the record as Joanna Westmore and Chris Robert. One applicant described an iterative septic redesign that increased costs: “we drained and remeasured the septic, and it came out 10 gallons short,” and later said the full ADU would likely cost about $200,000 with the septic “gonna run me 60 to 80 on top of that project.” The applicant said the new submission does not request exceptions and they expect approval once the Board of Health signs off.
Staff presented a draft decision that incorporates the bylaw checklist and a final condition: the applicant “shall satisfy the requirements of the Board of Health and shall obtain all other necessary approvals prior to issuance of the final permit,” a condition the commission included in the decision. The commission closed the public hearing, moved to approve the decision and recorded a roll-call vote that carried.
Commissioners expressed sympathy for the applicant’s time and expense and noted the board’s role was to confirm the site plan aligns with the bylaw; final building or occupancy approvals remain contingent on the Board of Health and other permit requirements.
The decision was filed as the site-plan review record and staff will complete the ministerial steps to issue permits once the Board of Health requirements are satisfied.
