Planning commission approves two RV CUPs, a Kachina Village zone change and a Valle museum permit

At the June 24 meeting the Coconino County Planning and Zoning Commission voted unanimously to approve several staff-recommended items: two conditional-use permits (CUP 26-009 and CUP 26-010) to allow recreational vehicles as permanent residences, a zone change request (ZC26003) to bring a split-zoned parcel in Kachina Village into RS-10,000, and a conditional-use permit (CUP25-067) for a proposed 6,000-square-foot museum near Highway 64 in Valle.
Planning staff said no public opposition was registered for the two RV CUPs and the commission approved both without discussion. "We have presentations ready for both CUP26-010 and CUP26-009," staff member Jess McNeely said; the panel then voted and the CUPs were approved unanimously.
Planner Zach Schwartz presented ZC26003, saying the request would rectify a historic split-zone issue and allow the parcel to be conforming with surrounding RS-10,000 lots; staff recommended forwarding approval to the Board of Supervisors, and the commission approved the request unanimously.
For CUP25-067, staff described a museum proposal of about 6,000 square feet with a 20-space parking lot, proposed solar panels over parking and dark-sky-compliant exterior lighting. Applicant Dave Klein said he agreed with the staff-proposed conditions. "I agree with all the conditions," Klein told the commission. Commissioners discussed landscaping protection during construction and confirmed emergency services would be provided by High Country Fire and Rescue if needed.
All three public-hearing actions were approved by unanimous votes, and the commission adjourned at about 6:59 p.m.
