The presenter updated the Williams County board on two property items: a variance for Blacktail Lot 255 and a possible small land purchase along Roslyn Road.
On Lot 255, the presenter said the lot owner submitted variance materials and a building permit but that the requested setbacks conflict across documents: the county’s normal setback is 25 feet, staff noted a verbal claim of 5 feet and a permit showing 15 feet. Staff explained the county’s administrative variance allowance covers only “10% of 25 feet,” so this request exceeds administrative authority and will need to proceed through planning and zoning and then to the county commission for approval.
Regarding the Roslyn property, the presenter said the land inside the road is roughly an acre and including the road would create a parcel of just over 2 acres. Negotiations with representatives of the Roslyn family have produced a proposed price that the presenter said looks to be about $7,500 for the lot and road together. The presenter also said two lots on the south side currently lack road access; staff will work with developmental services to determine access options before returning to the commission.
No motions or votes on either the variance or the land purchase were taken at the meeting; the items were informational and staff will follow up with planning-and-zoning and legal/administrative steps as needed.
