The Winston-Salem City-County Planning Board on July 9 recommended approval of W3693, a limited‑use rezoning for 3606 Country Club Road that would change the parcel from RS‑9 to Neighborhood Office (NO) limited use.
Planner Ellie Levana told the board the 0.33‑acre site sits between single‑family homes and existing office uses and that the NO district is intended to accommodate conversions of existing homes to office uses; staff recommended approval. Levana said the proposal is compatible with the West Suburban Area Plan’s guidance for transitional areas and would allow reuse of the existing house.
Supporter Alma Mata, who said she lives at 1323 Lehar and listed the project address as 3606 Country Club Road, told the board she was “kinda nervous” but asked the board to approve the home‑office use, describing it as the petitioner’s preferred outcome. Opposing the rezoning, resident Susan Landreth, who said she lives four houses down on South Cliffdale Drive, warned that the neighborhood is "being invaded with businesses" and expressed concerns about increased traffic on Country Club Road if a childcare or other commercial use operated there.
Board members asked whether the existing structure would be required to be reused; staff replied there is no requirement to reuse the structure but that the petitioner prefers to do so. The planning board found the request consistent with the comprehensive plan and voted unanimously to recommend approval of W3693. The recommendation will be forwarded to the elected review body for final action.
