Planning board recommends approval for several rezonings and subdivision plans

The Winston-Salem City-County Planning Board voted July 9 to recommend approval of several rezoning and subdivision requests, moving the items forward to the elected review bodies.
Staff presented case W3692 (Alward Investment Company, LLC), a rezoning of 4.45 acres on East Haines Mill Road from General Industrial/Corporate Park Office to General Business Limited Use; staff recommended approval and the board voted to find the request consistent with the comprehensive plan and to recommend approval.
The board also recommended approval of two planned residential developments. PBR2026-10 (Robins Crossing), a 19-lot PRD in RS-9 zoning on Landis Street, was presented as improving connectivity and adding active and passive open space; the board voted to approve the application. PBR2026-11 (Camden Park), a 53-lot PRD (14.46 acres) on Raley Drive that preserves more than six acres of open space and improves street interconnectivity, also received a unanimous recommendation.
All three items were considered during the consent portion of the agenda or with limited discussion and carried unanimous votes. The board’s recommendations are advisory; final approval will be decided by the appropriate elected body during their review process.
