Dawson County denies rezoning for boat storage, tables auto‑repair request and approves medical office with conditions

The Dawson County Board of Commissioners on Oct. 17 denied a rezoning request for boat storage, voted to table a proposed automotive repair rezoning while initiating a county code change, and approved a separate rezoning for a medical office with four development stipulations.
Planning & Development Director Sharon Farrell told commissioners that ZA 24-05, a request by Kurt Trump to rezone 3.13 acres from VCR (Vacation Cottage Residential) to CIR (Commercial Industrial Restricted) and to obtain a special‑use permit for open boat storage at 126 Oak Grove Road, was inconsistent with the Lanier character area, which the county described as predominantly residential and oriented to Lake Lanier. Two Dawsonville residents, Jim Pearson and Fred Wiedenmann, spoke in opposition. The board voted 4-0 to deny ZA 24-05.
On ZA 24-06, an application by Chad Kimbral (represented by Sean Courtney and attorney Christopher Light) sought rezoning of 2.86 acres near Highway 9 for an automotive repair and service business. Attorney Christopher Light described the proposed facility as "a proposed 3,200-square-foot automotive repair shop" and said the applicant was "open to creative possibilities" and "anxious to get started with his business, so if there’s any way we can expedite creative opportunities we would appreciate it." The board voted 4-0 to table ZA 24-06 and to initiate a county‑led code change to the comprehensive plan to consider options.
ZA 24-07, a request from Davis Engineering on behalf of Will Wade to rezone 1.47 acres at 900 Highway 53 to CCB for a medical office, had a Planning Commission recommendation for approval with four stipulations. Payton Anderson of Davis Engineering confirmed the applicant accepted the conditions. The board approved ZA 24-07, 4-0, with the stipulations that: (1) Perimeter Road be widened to allow a full center left‑turn lane; (2) sidewalks be provided on both frontages; (3) at least 70% per vertical wall plane of exterior materials visible from the rights‑of‑way be brick, natural or precast stone, stucco, prefinished colored architectural masonry with a rough‑hewn texture, or glass (accent materials limited to 30%); and (4) building colors emphasize earth tones.
The minutes do not record additional public testimony on the medical office parcel. The board handled the three land‑use items as separate motions and outcomes: denial for ZA 24-05, tabling and code‑change initiation for ZA 24-06, and approval with stipulations for ZA 24-07. The motions passed by 4-0 votes as recorded in the minutes.
