Madison board approves several variances, plats and 14-villa special exception at Madison Home Place

The Madison Board of Aldermen voted unanimously Sept. 17 to approve multiple land-use requests, including variances, preliminary and final plats, a site plan, and a special exception for new residential units at Madison Home Place.
Community Development Director Kianca Guyton explained the front-yard setback variance for 320 Sonoma Cove (fronting Napa Valley Circle) and recommended approval; Alderman Tankersley moved approval and Alderman Strain seconded. The Board also approved a reduction of the rear-yard setback at 153 Brisage Drive from 25 feet to 10 feet for a home addition after staff noted the property backs to a common area.
The Board granted preliminary plat approval for Lake Castle North, contingent on amending or filing covenants to include the new plat. The preliminary plat for Fontanelle Phase 2-D was re-approved (the developer had originally received approval in 2014). A site plan for Asterhouse Design Studio at 1242 Highway 51 was approved contingent on drainage approval by the Public Works Department and City Engineer Bill Colson. The Board granted final plat approval for the Calumet Gardens resubdivision pending completion of a punch list of easements and utilities.
On a related application, the Board approved both the Special Exception and Concept Plan to construct 14 new villas at Madison Home Place; staff recommended approval with standard contingencies. Documentation for each approval is included in the official exhibits attached to the minutes.
The approvals were recorded as unanimous motions. Several items were approved with explicit contingencies: drainage sign-off by Public Works and the City Engineer for the Asterhouse site plan, covenant amendments for Lake Castle North, and completion of punch-list items for the Calumet Gardens final plat. The Board adjourned after taking the listed actions.
