Avon resident urges town to preserve agricultural zoning as developer pursues nearby property

Adrian Panko, a resident of 1650 South County Road 450 East in Avon, spoke during public comment to urge the town to preserve nearby agricultural zoning after receiving notice that a neighboring property is under contract with developer Pulte. "I believe that people should be able to live in a community like Avon and not have to be surrounded by medium density production neighborhoods," Panko said, adding that he raises beef cattle and counts on agricultural protections when he chose to annex into the town.
The board responded that the Avon Board of Zoning Appeals handles variance petitions but does not consider rezoning; the planning commission and town council oversee rezoning requests. The planning commission president encouraged residents to attend relevant hearings and noted the planning commission’s role in advising the town council. The meeting record also shows the July 27 planning commission meeting was canceled and the next meeting is scheduled for August 24.
Why it matters: Pulte’s due-diligence activity on a property adjacent to a longstanding agricultural area prompted residents to seek assurance that the town’s comprehensive-plan guidance and zoning will protect agricultural uses.
