Code Compliance Board continues two permit/setback cases to May hearings

At its April 16 meeting the North Shores Beach Code Compliance Board voted to continue two property enforcement matters to May hearings so owners could complete corrective work and obtain needed approvals.
Staff told the board CCB0232 (Eats 15th Avenue) had been previously found in violation of section 26 1 71 (permits required) and recommended the respondent request a variance for a backyard shed; the board accepted that recommendation and continued the matter to the May 16 hearing.
The board also reviewed case CCB0465 (809 Maryland Avenue), which staff said had a prior finding from Nov. 20, 2025 and remained before the board after a previous continuation; staff asked to continue the case to May 21 to allow removal of pavers and completion of required approvals tied to a right-of-way use. A board member moved to accept staff’s recommendation and the motion carried.
Both continuances were recorded on the hearing record as motions that carried. No penalties beyond the scheduling directives were imposed at the April 16 meeting on these two items. The board proceeded next to a habitability case at 4301 South Atlantic Ave (CCB0659), which resulted in an extension with fines (reported separately).
