Heritage Pines CDD sets proposed FY2026 O&M budget, schedules public hearing for July 15

The Heritage Pines Community Development District Board of Supervisors adopted Resolution 2025-03 on April 15, 2025, approving a proposed operations and maintenance (O&M) budget for fiscal year 2025–2026 and setting a public hearing for July 15, 2025, at 2:00 p.m. in the Heritage Pines Country Club Meeting Room.

District Manager Chuck Adams said the proposed FY2026 budget is similar to the current year but reflects net appropriations reduced by approximately $4,000 and a projected O&M assessment decrease of $2.88 per unit year‑over‑year. "The net effect is a reduction of approximately $4,000 in appropriations compared to Fiscal Year 2025," Adams said during the Board presentation.

The motion to adopt Resolution 2025-03 was made by Vice Chair Arthur Rhodes and seconded by Assistant Secretary Carol Vaughan; the Board adopted the resolution "with all in favor." The resolution also directs staff to comply with transmittal, posting and publication requirements under Florida law and establishes the public hearing to consider adoption of the final budget.

Adams reviewed increases, decreases and adjustments compared with the current fiscal year and said staff will provide the detailed proposed budget before the hearing. The Board also adopted Resolution 2025-04, setting regular meeting dates for Fiscal Year 2025/2026, and Resolution 2025-05, approving the updated Florida Statewide Mutual Aid Agreement, both by unanimous votes during the same session.

A public hearing on July 15 will give residents an opportunity to comment on the proposed FY2026 budget before the Board considers final adoption.
