The Ocean Springs Planning Commission on Jan. 13 voted unanimously to recommend approval of the final plat for Savannah Estates Phase 2, a 56‑lot single‑family subdivision on Riley Road, forwarding that recommendation to the Board of Aldermen for final action on Feb. 3.
Planning staff said the final plat is consistent with previously approved sketch and preliminary plats and that engineering and public‑works reviews were complete. Staff reported state approvals for water and sewer (MSDH and DEQ) and noted as‑builts and certifications were in the project packet. Staff also said the developer submitted required bonds, including a maintenance bond and a separate bond for sidewalks and the final lift of asphalt.
Developer representatives and the engineer were available for questions. Bobby Heimlich of Heimlich and Associates said the required state certification letters and as‑builts were submitted and that sewer and water approvals were in the packet. Jordan Burch, director of land for Meritage Homes, said the common area will be owned by the HOA and is not gated; he described the area as intended for resident use and said Meritage has additional projects planned in Ocean Springs.
A commissioner moved to recommend approval of the final plat "based on compliance with the UDC and consistency with prior approvals." The motion was seconded, commissioners voted in favor and the recommendation will go to the Board of Aldermen on Feb. 3 for final recording and signature steps.
