Planning Commission recommends short-term rental permit for 1916 Stewart Avenue in Ocean Springs

The Ocean Springs Planning Commission voted unanimously Dec. 9 to recommend approval of a short-term rental permit for 1916 Stewart Avenue, moving the application to the Board of Aldermen’s Jan. 6 meeting.
Amanda, a city planning staff member, told the commission the property (Lot 43, Schluter Park Subdivision) is zoned R-2 for two-family residential and contains a single-family dwelling. She said the property was inspected Nov. 18 and that the fire marshal approved a maximum occupancy of eight people and the building official approved parking for five vehicles. "The guest rules were posted and visible during the property inspection," Amanda said.
Amanda said staff mailed notices to 50 property owners within 500 feet and advertised the hearing at least 15 days in advance. She reported no building-department code violations and one police report from Feb. 7, 2024, describing a vehicle burglary; no other public feedback or written objections were submitted to the planning office before the meeting.
During discussion, the chair said he did not see a reason to hold the vehicle burglary against the property owner, noting the burglary report did not in itself indicate the owner's responsibility. A person in the room who said they were appointed by the applicant's daughter declined to make further remarks; no members of the public spoke in opposition.
Commissioner Kevin moved to recommend approval of the short-term rental permit, citing annual renewal and required compliance with the City of Ocean Springs short-term rental ordinance; Commissioner Clay seconded. The commission voted unanimously in favor. Amanda said the recommendation will be considered by the Board of Aldermen on Jan. 6 and typically is placed on the consent agenda unless a board member asks that it be pulled for separate consideration.
The commission's recommendation is advisory; the Board of Aldermen will make the final decision on the permit at its Jan. 6 meeting.
