The Wilson County Commission approved two rezoning requests after public hearings and positive recommendations from the planning commission.
Christopher Lawless, planning staff, presented an application from Jerry and Lisa Dyes to rezone roughly 10.01 acres on Coles Ferry Pike from A1 agricultural to R1 rural residential to allow a roughly 2-acre lot split so the owner’s children could live on the property. After supporters and the district commissioner spoke in favor, Commissioner Glover moved approval and the commission approved the rezoning by voice vote.
A separate application from Michael Swope sought to rezone about 108.8 acres at 2021 Bobo Road from A1 agricultural to A2 agricultural preservation. Lawless said the property is landlocked and currently allows only one home unless additional road frontage is obtained; if road frontage were acquired a developer might be able to build more homes, while the new zoning would limit potential lots. The planning commission forwarded the request with a positive recommendation (recorded in packet as 8–4 with 1 abstention). Following a question-and-answer exchange about how many houses could be built under different scenarios, the commission voted to approve the rezoning by voice vote.
What's next: Planning staff will record the approved zoning changes and monitor any future subdivision or road-frontage applications that would change the number of buildable lots.
