The Cannon Beach Design Review Board on June 18 approved a set of exterior alterations, landscaping and site improvements for the commercial property at 124 North Hemlock Street.
Staff presented the design-review findings under municipal code chapter 17.700.080 and described proposed changes that will expand a covered porch, replace a bay window with a new eastern entrance and add landscaping that will cover roughly 48 percent of the property. Staff said the building footprint will increase from about 1,680 square feet to about 1,701 square feet and that the floor‑area ratio will remain at 0.47, within the zone’s 0.7 maximum.
The project architect, Michael, told the board the work is intended to 'reactivate' the streetscape, add a welcoming porch and use low‑profile exterior lighting and planter boxes to match the town’s character. Board members questioned lighting and dark‑sky compliance; the applicant said fixtures would be recessed and limited in output. After public testimony and questions, a board member moved to approve the architectural, landscape and site designs as submitted; the motion passed and the Chair announced the motion carried. The applicant said he hopes to begin work in January to take advantage of the slower season.
The approval included the conditions and site plans reviewed at the hearing; staff will document the approval and track any required permits before construction begins.
